WHAT IS
BEAVER SPRINGS RANCH?
Beaver
Springs Ranch consists of 262 privately owned lots in four separate
areas including; Beaver Springs Ranch, the River Area, Little Dipper
Hills and the Rancheros. The lots range in size from from .05 to
6 acres in size above a beautiful meadow in a beautiful mountain
setting in Weber Canyon. The Weber River makes its way through the
common area and 100's of acres of National Forest are nearby for
year round recreation.
WHERE
IS BEAVER SPRINGS RANCH LOCATED?
Beaver
Springs Ranch is located on Weber Rd. a few miles east of Oakley,
Utah.
IS THE
AREA ACCESSABLE ON A YEAR ROUND BASIS?
The
area is gated year round with access by snowmobile, snowcat or snowshoes
in the winter. Parking is available outside the gate and garages
are available for rent directly across the street.
HOW MUCH
ARE THE HOMEOWNER ASSOCIATION DUES AND WHAT DO THEY COVER?
The
Homeowner Association dues are $100 yearly and cover general operation
and road maintenance.
WHAT KIND
OF NATURAL VEGETATION IS IN THE AREA?
Plenty
of aspens with some pines, oak and wildflowers in the summer.
WHAT ABOUT
ELECTRICITY?
All
of the lots have power to the property line.
ARE FEES
INVOLVED WITH HOOKING UP THE WATER?
A
water hook up is $500. You must own a water share before you can
hook up to the system, most lots come with a water share, if not
they are $6000. Water fees are $300 per year if you are hooked up
to the water system, $275 per year if you are not.
ARE GAS
AND PHONE LINES INSTALLED?
No.
Most residents use propane and cell phones.
IS BEAVER
SPRINGS RANCH ZONED FOR HORSES?
Yes,
horses are allowed but only if you are staying on your property.
The Homeowner Association discourages leaving them unattended.
WHAT KIND
OF ROADS ARE THERE?
All
of the roads are gravel/dirt and are accessible by a two wheel drive
car in the summer.
HOW FAR
IS BEAVER SPRINGS RANCH FROM SALT LAKE CITY?
About
one hour.
WHAT ARE
THE VIEWS LIKE?
The
views vary from individual lots, some lots are directly on the Weber
River while some higher up have meadow, mountain and valley views.
IN WHAT
SCHOOL AND FIRE DISTRICT IS THE PROPERTY IN?
The
area is located within the boundaries of the South Summit School
district and the Summit County Fire district. A fire station is
conveniently located at the base of the canyon in Oakley.
