WHAT IS HIDDEN LAKE RANCH?
Hidden
Lake Ranch consists of 175 privately owned lots ranging up
to an acre in size in a beautiful mountain setting in Weber Canyon.
The common area features a private lake and acres of frontage on
the Weber River, the property is adjecent to national forest land.
WHERE
IS HIDDEN LAKE RANCH?
Hidden
Lake Ranch is located several miles up Weber Canyon Rd. on the right
side. There are two entrances to the property, the river entrance
and mountain entrance. Winter parking is located at the mountain
entrance.
IS THE
AREA ACCESSIBLE ON A YEAR ROUND BASIS?
The
area is gated year round with access by snowmobile or snowshoes
in the winter.
HOW MUCH
ARE THE HOMEOWNER ASSOCIATION DUES AND WHAT DO THEY COVER?
The
Homeowner Association dues are $200 a year and cover water, general
operation and road maintenance.
WHAT KIND
OF NATURAL VEGETATION IS IN THE AREA?
Plenty
of pines, aspen and wildflowers in the summer.
WHAT ABOUT
ELECTRICITY?
All
of the lots have power to the property line.
ARE FEES INVOLVED
WITH HOOKING UP THE WATER?
The
majority of the lots have water shares, if not, a water share is
$1500 with no fee for hook up to the water system.
ARE GAS AND PHONE
LINES INSTALLED?
No
gas lines are installed, residents use propane. Yes, phone lines
are in place.
IS HIDDEN LAKE RANCH
ZONED FOR HORSES?
The
Homeowners Association discourages horses as the lots are small
and not conducive for keeping horses.
WHAT KIND
OF ROADS ARE THERE?
All
of the roads within the project are dirt/gravel and are accessible
by a 2 wheel drive car in the summer.
HOW FAR
IS HIDDEN LAKE RANCH FROM SALT LAKE CITY?
About
one hour.
WHAT ARE
THE VIEWS LIKE?
While
the views from each lot are different, most views are of the down
the valley and of the mountains across the way. Some lots have river
or lake views.
IN WHAT
SCHOOL AND FIRE DISTRICT IS THE PROPERTY?
The
area is located within the boundaries of the South Summit School
district and the Summit County Fire District. A fire station is
conveniently located at the base of the canyon in Oakley.
