Pine Meadow Ranch and Forest Meadow Ranch consist of 850 privately owned lots ranging from 0.5 to 10 acres in size in the tranquil atmosphere of the Wasatch Mountains.

WHERE IS PINE MEADOW/FOREST MEADOW LOCATED?
Pine Meadow and Forest Meadow Ranch are located 7 miles east of Kimball Junction, minutes from Park City just off of I-80 at exit 150.

IS THIS AREA ACCESSIBLE ON A YEAR ROUND BASIS?
Yes. The Home Owners Association is providing year round access on the main road through the subdivision. There is also an additional plowing association which provides year round access to anyone that wants it, for an additional fee.

HOW MUCH ARE THE HOMEOWNER ASSOCIATION DUES AND WHAT DO THEY COVER?
The Homeowner's Association dues are $170.00 per year and they cover daily operations and general road maintenance.

WHAT KIND OF NATURAL VEGETATION IS IN THE AREA?
Mostly aspens and pines, with some oak and maple trees, as well as an abundance of wild flowers.

WHAT ABOUT ELECTRICITY?
Nearly all of the lots have power to the property line, and the remainder expect to in the near future.

ARE FEES INVOLVED WITH HOOKING UP TO THE WATER?
There is an $1207 water connection fee for the actual connection to the Pine Meadow Mutual Water Co. System. There are additional impact fees of $5225

and a road impact fee of $3000, which are one-time fees with the purpose of raising revenue for new or expanding facilities, a portion of these fees may be refundable after construction is complete. On some lots these fees have already been paid.

ARE GAS AND PHONE LINES INSTALLED?
No. Most residents use propane gas and cell phones.

IS PINE MEADOW AND FOREST MEADOW ZONED FOR HORSES?
It is zoned for horses, however some areas of the ranch may not permit it.

WHAT KIND OF ROADS ARE THERE?
All of the roads within the project are gravel and are accessible by 2 wheel drive car in the summer. During the winter months a 4WD is recommended on roads that are plowed.

HOW FAR IS PINE AND FOREST MEADOW RANCH FROM SALT LAKE CITY?
About 20 minutes.

WHAT ARE THE VIEWS LIKE?
the panoramic views of the surrounding mountains is part of what makes Pine Meadow and Forest Meadow Ranch so spectacular. While views from each lot are different, many look out over all 3 major ski areas of Park City, the Uinta and Wasatch Mountains, as well as the valleys.

IN WHAT SCHOOL AND FIRE DISTRICT IS THE PROPERTY?
The area is located within the boundaries of the South Summit School district and The Summit Count Fire District.
