DESCRIPTION
Beaver Springs Ranch is a seasonal access, gated community located in beautiful Weber Canyon, Utah. Beaver Springs Ranch consists of 262 privately owned lots, spread out through four separate areas. The lots range in size from 0.5 to 6 acres and offer amazing views of the Weber River, surrounding mountains, valleys, or meadows. Weber Canyon is a year round recreation destination, with the Weber River, Smith & Morehouse River, and Smith & Morehouse Reservoir, as well as a ton of open space. During the summer, enjoy fly fishing, boating, tubing, ATV riding, horseback riding, hiking, and mountain biking just steps from your cabin. In the winter, Beaver Springs is close to hundreds of acres open to snowmobiling, cross country skiing, backcountry skiing, snowshoeing, and winter hiking. Beaver Springs residents also have their own private access to Blue Ribbon fly fishing on about a half mile of the Weber River.
WHERE IS BEAVER SPRINGS RANCH LOCATED?
Beaver Springs Ranch is located on Weber Canyon Road, a few miles east of Oakley, Utah.
IS THE AREA ACCESSABLE ON A YEAR ROUND BASIS?
The area is gated year round with access by snowmobile, snowcat, or snowshoes in the winter. Parking is available outside the gate and garages are available for rent directly across the street.
HOW MUCH ARE THE HOMEOWNER ASSOCIATION DUES AND WHAT DO THEY COVER?
The Beaver Springs Ranch Homeowner Association dues are $125 yearly and cover general operation and road maintenance.
WHAT KIND OF NATURAL VEGETATION IS IN THE AREA?
Weber Canyon is filled with aspen trees with some pine trees scattered throughout. During the summer months, plenty of wildflowers add color to the canyon.
WHAT ABOUT ELECTRICITY?
All of the lots in Beaver Springs have power to the property line.
ARE FEES INVOLVED WITH HOOKING UP THE WATER?
A water hook up is $500. You must own a water share before you can hook up to the system. Most lots come with a water share, but if not, water shares are $6000. Water fees are $300 per year if you are hooked up to the water system, $275 per year if you are not.
ARE GAS AND PHONE LINES INSTALLED?
No. Most residents use propane and cell phones in Beaver Springs.
IS BEAVER SPRINGS RANCH ZONED FOR HORSES?
Yes, horses are allowed but only if you are staying on your property. The Homeowner Association discourages leaving them unattended.
WHAT KIND OF ROADS ARE THERE?
All of the roads are gravel/dirt and are accessible by a two wheel drive car in the summer.
HOW FAR IS BEAVER SPRINGS RANCH FROM SALT LAKE CITY, UTAH?
Beaver Springs is about an hour from Salt Lake City, Utah.
WHAT ARE THE VIEWS LIKE?
The views vary depending on the lot and location. Some lots are directly on the Weber River, while others have beautiful views of the surrounding meadows, mountains, and valleys.
IN WHAT SCHOOL AND FIRE DISTRICT IS THE PROPERTY IN?
Beaver Springs is located within the boundaries of the South Summit School district and the Summit County Utah Fire district. A fire station is conveniently located at the base of the canyon in Oakley, Utah.

Take Highway 32 from the Kamas or Wanship exits on Interstate 80, toward downtown Oakley. Turn east on to Weber Canyon Road. Beaver Springs is located on the left hand side behind the gate at Beaver Springs Road.
