There’s a reason Canyon Rim Ranch has such a unique name. The views in this neighborhood are absolutely breathtaking! Imagine relaxing on your deck with views of the Weber River, Weber Canyon, Mount Timpanogos, and the surrounding aspen trees and meadows. That is every day life in Canyon Rim. This seasonal access, gated community consists of 99 privately owned lots, all of which of 5 acres in size. Located in Weber Canyon, just east of Oakley, Utah, Canyon Rim is a coveted basecamp for year round recreation. Smith & Morehouse Reservoir is just a few miles up Weber Canyon, providing great fishing, boating, and swimming. The Weber River meanders through the canyon, offering amazing Blue Ribbon fly fishing. Other summer activities in the hundreds of acres of open space include horseback riding, ATV riding, hiking, mountain biking, tubing, and the nearby historic Oakley Rodeo. Popular activities in the winter include snowmobiling, cross country skiing, backcountry skiing, and winter hiking in the Wasatch National Forest.
WHERE IS CANYON RIM RANCH?
Canyon Rim Ranch is located several miles up Weber Canyon Road, east of Oakley, Utah. It is on the left hand side of the road as you travel up the canyon.
IS THIS AREA ON A YEAR ROUND BASIS?
Canyon Rim Ranch is gated year round with access by snowmobile, snowcat, or snowshoes in the winter. A plowed winter parking area is available.
HOW MUCH ARE THE HOMEOWNER ASSOCIATION DUES AND WHAT DO THEY COVER?
The Canyon Rim Ranch Homeowner Association dues are $300 per year and cover general operation and road maintenance.
WHAT KIND OF NATURAL VEGETATION IS IN THE AREA?
Canyon Rim is situated on a mountainside that features mature aspen trees, some pine trees, and beautiful wildflowers in the summer.
WHAT ABOUT ELECTRICITY?
All of the lots in Canyon Rim have power to the property line.
ARE FEES INVOLVED WITH HOOKING UP THE WATER?
The project does not have a water hook up fee but does have a yearly fee of $100 for up to 10,000 gallons of water; overage is paid for on a set scale.
ARE GAS AND PHONE LINES INSTALLED?
No gas lines are installed. Instead, residents use propane.
IS CANYON RIM RANCH ZONED FOR HORSES?
Yes, horses are allowed but only if you are staying on your property. The Homeowner Association discourages leaving them unattended.
WHAT KIND OF ROADS ARE THERE?
All of the roads within the project are gravel/dirt and are accessible by a two wheel drive car in the summer.
HOW FAR IS CANYON RIM RANCH FROM SALT LAKE CITY, UTAH?
Canyon Rim feels like a different world, but it is conveniently located about an hour from Salt Lake City, Utah.
WHAT ARE THE VIEWS LIKE?
Top of the world! You can see up Weber Canyon past 1000 Peaks Ranch to the east, the Timpanogos Mountains to the west and across the valley to the pine covered mountains of the Wasatch National Forest, simply breathtaking!
IN WHAT SCHOOL AND FIRE DISTRICT IS THE PROPERTY?
The area is located within the boundaries of South Summit School district and the Summit County Fire District. A fire station is conveniently located at the base of the canyon in Oakley, Utah.
