Hidden Lake Ranch is located in beautiful Weber Canyon, Utah. Hidden Lake consists of 175 privately owned lots ranging up to an acre in size in a popular recreation destination. This neighborhood is split between the River side and the Mountain side. The River side is nestled between the Weber River and Weber Canyon Road, while the Mountain side is located on the back side of the river. The common area in Hidden Lake Ranch includes a gorgeous private lake, acres of frontage on the Weber River, and the entire community backs up to the Wasatch National Forest. Recreation opportunities abound in Hidden Lake Ranch! Enjoy Blue Ribbon fly fishing on the Weber River, boating, fishing, and swimming at Smith & Morehouse Reservoir, and horseback riding, ATV riding, hiking, and mountain biking in the surrounding Wasatch National Forest. During the winter, hundreds of acres of open space make Weber Canyon a desirable location for snowmobiling, cross country skiing, backcountry skiing, and winter hiking.

WHERE IS HIDDEN LAKE?

Hidden Lake is located several miles up Weber Canyon Road, east of Oakley, Utah. There are two entrances to the ranch, the River entrance and the Mountain entrance, located on the right hand side of Weber Canyon Road.

IS THE AREA ACCESSIBLE ON A YEAR ROUND BASIS?

Hidden Lake Ranch has two different, gated areas. The River side is accessible year round, while the Mountain side has seasonal access. In the winter, the Mountain side is accessed by snowmobile or snowshoes.

HOW MUCH ARE THE HOMEOWNER ASSOCIATION DUES AND WHAT DO THEY COVER?

The Hidden Lake Homeowner Association dues are $500 a year and cover water, general operation, and road maintenance.

WHAT KIND OF NATURAL VEGETATION IS IN THE AREA?

Hidden Lake Ranch features plenty of pine and aspen trees, as well as beautiful wildflowers in the summer.

WHAT ABOUT ELECTRICITY?

All of the lots have power to the property line.

ARE FEES INVOLVED WITH HOOKING UP THE WATER?

The majority of the lots have water shares. If not, a water share is $1500 with no fee for hook up to the water system. There is a community water system in place.

ARE GAS AND PHONE LINES INSTALLED?

No gas lines are installed. Instead, residents use propane. Yes, phone lines are in place.

IS HIDDEN LAKE  ZONED FOR HORSES?

The Hidden Lake Homeowners Association discourages horses as the lots are small and not conducive for keeping horses.

WHAT KIND OF ROADS ARE THERE?

All of the roads within the project are dirt/gravel and are accessible by a 2 wheel drive car in the summer.

HOW FAR IS HIDDEN LAKE  FROM SALT LAKE CITY, UTAH?

Hidden Lake Ranch is conveniently located about an hour from Salt Lake City, Utah.

WHAT ARE THE VIEWS LIKE?

The views vary with the lot and location within Hidden Lake. Most lots have views of the surrounding valley and meadows, as well as the aspen and pine covered mountainside across the way. Some lots have river or lakes views.

IN WHAT SCHOOL AND FIRE DISTRICT IS THE PROPERTY?

The area is located within the boundaries of the South Summit School district and the Summit County Fire District. A fire station is conveniently located at the base of the canyon in Oakley, Utah.

Take Highway 32 from the Kamas or Wanship exits on Interstate 80 to downtown Oakley. Turn east on to Weber Canyon Road. Hidden Lake Ranch is located several miles up the canyon on the right hand side. The River Entrance accesses the lower river lots while the 2nd entrance, or Mountain Entrance, accesses the upper mountainside lots.
